Assumptions

  • Tier 1 and Tier 2 start from the proposed tax rates you enter, rather than from a flat dollar increase.
  • Each scenario starts with its own first-year tax rate, then grows by the annual levy growth rate, defaulting to 2.5%.
  • If you enter assessed value growth, the model also increases your property's assessed value each year, which raises all scenario taxes proportionally.
  • The investment comparison assumes each year’s added tax burden is invested at the end of that year and compounds at the conservative return rate you choose.
  • This isolates override burden. Real tax bills may also change because of reassessment, new growth, future overrides, and shifts in your share of town value.
